A good deal is one that's verifiable:

  • Property address + photos or walkthrough video
  • Seller contact or proof of control (contract, LOI, clear path to access)
  • Asking price + estimated rehab range (even if rough)
  • Occupancy status (vacant/tenant) + known issues (if any)
  • Timeline: how fast seller can close
  • Liens or title concerns disclosed upfront (if known)

WHAT WE AVOID

  • Sketchy sellers + fake access/no interior photos with numbers that don't add up
  • Deals with overvalued asking or non-executable.

Once we verify your lead fully and we close, assignment fee is split 50/50 before other cost
